Refund Policy

This Refund Policy outlines the conditions and procedures for refunds at Urban Living PG. By becoming a tenant, you acknowledge and agree to the terms below.

1. Notice Period Requirements

A mandatory 30-day written notice is required to vacate the PG.

  • Notice must be sent to: [email protected]
  • Include the following details:
    • Full Name and Block/Room Number
    • Exact Date of Vacating (vague dates like "end of the month" are not accepted)
  • Oral or WhatsApp notices are NOT accepted.
  • Notices containing all required details are automatically approved.
  • Notice cancellation requires written approval from the Manager or Managing Director.
  • Vacating without proper notice results in NO REFUND (NO REASONS ACCEPTED).

2. Deposit Refund Calculation

The deposit will be refunded based on your notice date and actual vacating date, whichever is later.

Example:

If you give notice on November 9th to vacate on December 9th, rent for 9 days will be deducted. If you vacate earlier, rent will still be deducted for the full notice period.

  • Annual maintenance fee of ₹2,000–₹3,000 (based on building/sharing type) will be deducted from your deposit, regardless of stay duration.
  • Maintenance is charged per year — whether you stay for 1 day or 365 days, the fee will be deducted from security deposit.
  • Clearing all pending rent and dues
  • Room returned in proper condition (any damages will be charged)
  • Return of all keys and access cards to reception

3. Rent Payment Rules for Vacating

  • If vacating after the 10th of the month, rent must be paid on or before the 5th for the entire period of stay.
  • Deposits cannot be adjusted against rent for those vacating after the 10th.
  • Rent is calculated from your notice date or vacating date, whichever is later.

4. Vacating Process & Refund Timeline

  1. Return your access card to reception
  2. Complete the vacating/refund form and finalize the refund amount
  3. Refunds will be processed within 2 to 10 business days after form completion
  4. The refund will be transferred to your bank account via NEFT/IMPS/UPI

5. Early Departure (Before 60 Days)

If a tenant vacates before completing the minimum stay of 60 days (2-month lock-in period):

  • The entire security deposit may be forfeited
  • Proper 30-day notice is still required even during the lock-in period

6. Immediate Eviction (No Refund)

Management reserves the right to evict tenants immediately without a refund for:

  • Rule violations, misconduct, or creating disturbances
  • Smoking or drinking inside the premises
  • Misbehavior or harassment of other tenants/staff
  • Property damage
  • Any illegal activities

7. Important Notes

  • Security deposit amount = 1 month advance rent (varies by room type)
  • All refund calculations are based on your notice date and actual vacating date, whichever is later
  • Annual maintenance fee will be deducted regardless of how long you stay
  • Any property damage, missing items, or unpaid dues will be deducted from your deposit
  • Lost keys incur a ₹1,000 fine, and lost access cards a ₹500 fine
