Terms & Conditions

These Rules and Terms govern your stay at Urban Living PG. By booking a room or becoming a tenant, you agree to abide by these rules. Please read them carefully before signing.
1. Notice Period & Vacating
- 30-day written notice is mandatory to vacate the PG. Deposit will be refunded after deducting applicable charges based on notice period and vacating date.
- Notice must be sent to: [email protected] with your full name, block/room number, and exact vacating date (vague dates like "end of the month" are not accepted).
- Notices containing all required details are automatically approved. Notice cancellation requires written approval from the Manager or Managing Director.
- Oral or WhatsApp notices are not accepted.
- Vacating without proper notice results in no refund (NO REASONS ACCEPTED).
2. Rent Payment & Late Fees
- Rent must be paid by the 5th of every month, regardless of your joining date.
- A late fee of ₹100/day will apply from the 6th onwards.
- If vacating after the 10th of the month, rent must be paid on or before the 5th for the entire period of stay.
- Deposits cannot be adjusted against rent for those vacating after the 10th.
- All payments must be made via QR code or bank transfer to SJ Urban Living LLP.
3. Minimum Stay & Lock-in Period
- Minimum stay of 60 days is mandatory (2-month lock-in period).
- A 30-day advance written notice is required before vacating the room.
- Early departure without proper notice will result in forfeiture of the deposit.
4. Security Deposit & Annual Maintenance
- Security deposit amount equals 1 month advance rent (varies by room type).
- Annual maintenance fee of ₹2,000–₹3,000 (based on building/sharing type) will be deducted from your deposit, regardless of stay duration. Maintenance is charged per year — whether you stay for 1 day or 365 days, the fee will be deducted from security deposit.
- The deposit will be returned within 2 to 10 business days after completing the vacating/refund form, subject to deductions for damages, pending dues, or notice period violations.
- Return your access card to reception and complete the refund form to finalize the refund amount.
5. House Rules & Conduct
- Strictly no smoking or drinking inside the premises. Violators may face immediate eviction.
- Outsiders are not allowed, except parents, with prior notice to management.
- Misbehavior, creating a nuisance, or breaking PG rules can result in immediate eviction without any refund.
- Any damage caused to PG property will be charged to the tenant responsible.
- Management reserves the right to evict tenants immediately without a refund for rule violations, misconduct, or creating disturbances.
- Joining the PG's official WhatsApp group is mandatory for all tenants to stay updated on announcements and important information.
6. Room Allocation & Transfers
- Room and bed selection is not allowed. Management will allocate based on your chosen sharing option during booking.
- Management has the right to shift tenants to another room if required, without prior notice.
7. Items Not Provided
- Pillows, bedsheet, plates, and water bottle will not be provided — tenants must bring their own.
- Basic furniture like tables and chairs won't be provided either; you can bring your own or use common workspaces if available.
8. Keys, Access Cards & Parking
- One key is provided per room. You must drop the key in the key rack for your roommates to access the room.
- An extra key requires a ₹500 deposit. Lost keys incur a ₹1,000 fine, and lost access cards a ₹500 fine.
- The main door will always be locked. RFID access cards will be provided, allowing entry and exit at any time.
- Two-wheeler parking is at your own risk, and you must register your vehicle in advance with management.
9. Liability & Responsibility
- Management is not responsible for loss or damage to your belongings(cash, electronics, clothes, etc.) or couriers. Collect your courier the same day it is delivered.
- Management will not provide address proof or any official documents for tenants.
10. Important Notes
- By signing this agreement, you acknowledge that you have read and understood all the rules and agree to abide by them.
- These terms shall be governed by and construed in accordance with the laws of India.
- Any disputes arising shall be subject to the exclusive jurisdiction of the courts in Bangalore, Karnataka.
